Historic Smithfield Market to Welcome New Food Market and Boutique Hotel by 2028
The City of London Corporation has unveiled ambitious plans to redevelop The Annexe buildings in West Smithfield, breathing new life into iconic Victorian-era structures that have long stood derelict. This major regeneration project, set to launch in early 2028, will transform the site into a vibrant new food market and a boutique lifestyle hotel, marking a significant addition to London's cultural and culinary landscape.
A Two-Phase Development Inspired by History
Located on the south-west side of Smithfield Market, near Farringdon and the new London Museum, the project will unfold in two distinct phases. The first phase, scheduled for completion in 2028, will introduce a dynamic food market featuring independent vendors, outdoor installations, and a curated selection of programs. This market draws inspiration from Smithfield's historic reputation as the 'kitchen of the universe,' showcasing a diverse mix of established and start-up chefs who represent the best of independent London cuisine, culture, and history.
By 2030, the second phase will see the development of a boutique lifestyle hotel, complete with ground-floor retail spaces, food and beverage outlets, and a pocket park that will replace a currently disused service area. This comprehensive redevelopment aims to create a sustainable and creative complex that honors the site's rich heritage while forging a bold new future.
Aligning with Destination City Growth Strategy
This project is a key component of the City of London's Destination City Growth strategy, which seeks to keep the Square Mile vibrant and accessible. It complements other major cultural initiatives in the area, including the London Museum, which will open its permanent galleries in the General Market later this year, and the Barbican Centre, which is undergoing refurbishment as part of broader modernization plans. The nearby Smithfield meat market adds to the area's historical significance as a hub of trade and energy.

Chris Hayward, Policy Chairman at the City of London Corporation, emphasized the historical importance of the site, stating, 'Smithfield has always been London's kitchen, a place of trade, energy and life for over a thousand years. The Annexe redevelopment honours that history while giving this remarkable corner of the Square Mile a bold new future.' He added that alongside the London Museum and Barbican, this development will make Smithfield a destination that Londoners and visitors return to repeatedly, offering something extraordinary to discover each time.
