209-bed Vauxhall hostel plans recommended for approval

Plans to open a new 209-bed hostel in the heart of Vauxhall have been recommended for approval. Applicant Macro Investments Ltd has submitted a planning application to Lambeth Council to create hostel accommodation for visitors at 35-43 Bondway.

Lambeth Council's Planning Applications Committee is expected to approve the plans ahead of a meeting on June 23. The current site, a four-storey building, has been vacant for about seven years and was last used as a hostel for single homeless men. That service ceased in 2018 and relocated to Martha Jones House, also in Vauxhall.

Housing officers noted an "outstanding need" for homeless hostel accommodation but said the Vauxhall site would not suit those on the waiting list, and the layout is unsuitable for families. Officers added that the site contributes to an inclusive community and would not lead to an over-concentration of hostels harming community balance due to anti-social behaviour.

If approved, the hostel will provide 209 bed spaces, with showers and W/Cs on each floor, a communal area, and a 24-hour reception. Macro Investments also owns 31-33 Bondway and is considering "long-term regeneration" of the area.

Turley, a planning consultancy for Macro Investments, said the hostel's use "by any person" ensures sustainable operation in a highly accessible area. Plans include cycle parking for 16 spaces and a new refuse store. During public consultation, 47 neighbouring properties were contacted, and two objected, citing insufficient evidence of local need. However, planning officers deemed the proposals compliant with policies.

The Metropolitan Police and Transport for London raised no objections. The application is classified as 'Sui Generis', a category for properties not falling into specific use classes, such as hostels.

The plans are expected to be approved at next week's meeting.
