A hospitality company has submitted plans to construct a 25-storey building in Wembley that will combine a care home with co-living apartments. The developer, Splendid Hospitality Group (SHG), which specializes in hotels, care homes, and restaurants, aims to address the growing demand for care units in the borough while also providing more single-occupancy rental homes.
Proposed Development Details
The scheme involves redeveloping an 'underutilised' car park on Wembley Hill Road, currently used as a surface parking area for the nearby Holiday Inn. If approved by Brent Council's planning committee, the project will deliver a 90-person care home across the first eight floors. The remaining 17 floors will house a 329-bed co-living development, all in single-occupancy rooms.
The building will be interconnected, with blocks ranging from eight to 25 storeys in height. The site is located west of Wembley Stadium, surrounded by existing tall structures such as the Holiday Inn, Premier Inn, and Ibis hotels.
Care Home Features
The care home bedrooms will be arranged around the building's perimeter to maximize natural light and privacy. Ten rooms are planned for the first level, with 16 rooms on each subsequent floor up to the seventh. Amenities include a dining room and quiet lounge with balconies on the first seven floors. The eighth floor will offer additional spaces such as indoor and outdoor dining, a private dining area, a social lounge, and a hair and beauty salon.
According to the developer, there is a strong demand for care beds in Brent, which is expected to continue over the next decade. A needs assessment submitted with the application indicates an undersupply of approximately 563 care beds currently, with demand projected to increase by about 696 places by 2034.
Co-Living Accommodation
The 329 co-living rooms, spread over 17 floors, will all be single-occupancy. The development will include a laundry room, library, social lounges, communal kitchen and dining areas, and two roof terraces. The developer claims this rental accommodation will be more affordable and accessible than private sales or rental studios, and better quality than rooms in buy-to-let house shares.
The developer states: 'The homes will be affordable to local workers who are finding it increasingly difficult to afford to live in a good quality home close to work. This will in turn support local businesses and other employers who are struggling to attract and retain staff who do not wish to share and/or require more affordable and flexible housing options.'
Next Steps
The scheme will be reviewed by Brent Council's planning committee, which will determine whether to grant approval. No decision date has been announced yet.
