Battersea's Thames-Side Tower Adapts with Family-Focused Finale
In a last-minute revision to a major South London development, a 25-storey luxury apartment block overlooking the River Thames in Battersea has been modified to include a four-bedroom family home. Wandsworth Council's Planning Committee approved the minor changes on Tuesday night, January 20, as the scheme approaches its completion this spring.
Adjusting the Blueprint for Modern Needs
The tower, developed by Ghelamco, will now comprise 175 flats instead of the previously planned 177. This adjustment involves combining three smaller units into a single four-bedroom apartment, a move designed to address the pressing demand for larger, family-sized housing in the local area. Planning documents explicitly cited "market demand and a need for larger family-sized housing" as the rationale behind this change.
Importantly, the alteration does not affect the building's external appearance or total floorspace, ensuring the architectural vision remains intact while enhancing the development's social utility.
A Blend of Luxury and Community Amenities
This riverside edifice promises a high-end living experience, featuring a cinema, gym, rooftop garden, 24-hour concierge, and underground parking. Additionally, the site includes a separate building housing shops and offices, contributing to a vibrant mixed-use environment. The development is part of the transformation of the historic Price's Candle Factory site, preserving three original Victorian factory buildings while redeveloping the remainder, which previously hosted a car showroom and parking spaces.
With construction nearing its finale, the project is preparing to welcome residents soon. A limited number of flats remain available for purchase, with prices starting from £595,000.
Evolution of the Development
The scheme on York Road has undergone several iterations since its initial approval in 2019, which envisioned 136 flats. In 2022, the number was increased to 177 homes before this latest adjustment to 175. The current mix includes 111 market-rate homes and 64 shared ownership properties, aiming to provide a diverse range of housing options.
Planning authorities have emphasised that the development fulfills a "demonstrable need" for both office space and new homes, reinforcing its role in the area's ongoing regeneration.
Historical Context and Modern Transformation
The site's rich history dates back to 1830 when Price's Candle Factory began operations, eventually growing into the world's largest candle manufacturer by the century's end. The company relocated from Battersea by 2001, leaving behind a legacy that is now being thoughtfully integrated into this contemporary residential and commercial hub.
This final tweak to the plans underscores a responsive approach to urban development, balancing luxury living with community needs as South London continues to evolve along the Thames waterfront.
