Hounslow Council has granted official approval for the comprehensive redevelopment of GlaxoSmithKline's massive former headquarters in Brentford, west London. The imposing grey structure, which has stood vacant since 2024 along the M4 motorway approach to central London, will be transformed into an entirely new neighborhood featuring residential, commercial, and cultural facilities.
Architectural Vision and Development Team
The ambitious project is being led by architectural firm Haworth Tompkins in collaboration with Metropolitan Workshop, dRMM, and Studio Egret West. This development consortium previously worked on significant projects including Brent Cross West, Earl's Court, and Manchester's Mayfield Park. Their vision involves demolishing most of the existing headquarters while preserving basements and redesigning the main office tower with oversized balconies and a rooftop conservatory.
Comprehensive Neighborhood Features
The redevelopment will create a complete community with 2,324 new homes forming the residential core. Beyond housing, the project dedicates 30,000 square meters to commercial and cultural uses, including:
- A cinema and theater complex
- Multiple bars and entertainment venues
- A dedicated dance hall and performance space
- An immersive virtual reality experience area
- An escape room attraction
Studio Egret West's design ensures 60 percent of the space remains publicly accessible, featuring communal gardens, children's play areas, and direct riverside access along the Thames.
Planning Considerations and Community Impact
The approval process faced scrutiny from several stakeholders. Kew Gardens and Historic England expressed concerns about potential impacts on views from the iconic botanical gardens. Hounslow Council itself examined how the development aligns with the London Plan, particularly regarding affordable housing targets and carbon reduction commitments championed by Mayor Sadiq Khan.
