A major planning application has been formally submitted to transform two council-owned sites in the heart of Brixton, proposing 288 new flats across buildings rising up to 20 storeys.

Details of the Proposed Development

Lambeth Council, in partnership with developer London Square, is seeking permission for the mixed-use scheme at 49 Brixton Station Road and 6 Canterbury Crescent. The plans promise a significant boost to local housing, with 98 homes offered at social rent, constituting just over 40% affordable housing by habitable room. The remaining 190 flats will be sold on the private market.

The social rent allocation breaks down into 16 one-bedroom, 47 two-bedroom, and 35 three-bedroom properties. The private sale homes will comprise 73 one-beds, 105 two-beds, and 12 three-beds.

Four New Blocks and Community Space

The development will be delivered across four buildings ranging from six to 20 storeys in height. Beyond housing, the project includes space for new shops, dedicated storage for Brixton's market traders, an enterprise and community hub, and new workspace for local businesses.

At 6 Canterbury Crescent, the existing 1980s International House office building will be retained and refurbished, with two additional storeys added to provide 69 private sale homes.

The site at 49 Brixton Station Road, currently home to the temporary Pop Brixton food and workspace venue, will be comprehensively redeveloped. This will deliver three new buildings, including two tower blocks.

  • An 18-storey block containing 84 social rent homes, all with private balconies and 20 designed to be wheelchair accessible.
  • A 20-storey tower with 121 private sale homes, featuring a communal lounge and roof terrace.
  • A six-storey block providing the final 14 social rent homes, with shared roof terrace and private amenity space.

Approximately 5,600 sqm of non-residential space is earmarked for flexible commercial and workspace use, with affordable workspace offered to local businesses at a discount of at least 35% below market rate.

Community Response and Next Steps

A public consultation gathered over 3,000 responses through events, workshops, and surveys. Ricardo Rossetti, Development Director at London Square, stated the submission marked a "significant milestone" after months of community engagement.

"The delivery of housing in London is at a critically low point," Rossetti added, "so we are proud that our partnership with the council will deliver much needed affordable homes in the heart of Brixton and help tackle housing pressures in Lambeth."

The planning application is expected to be heard by Lambeth Council's Planning Applications Committee in March 2026. This follows last week's committee approval for the redevelopment of nearby Blue Star House into a hotel and co-working space.
