The development at 5 Featherstone Road in Southall will maintain the Modern Footwear shop on the ground floor while adding three additional floors to create a four-storey building.

The site has served as a boot and shoe sales and repair business for several decades under various owners, becoming a familiar fixture in the local high street. The new development will preserve this retail heritage while addressing housing needs through carefully designed residential units.

Spacious Living Accommodations

The approved scheme includes three two-bedroom flats, each designed to accommodate three residents comfortably. Additionally, a unique one-bedroom duplex flat spread across two storeys will provide housing for two occupants. All units feature private balconies, and while some individual balconies fall slightly below minimum requirements, this is compensated by a generous 33.4 square meter communal rooftop terrace available to all residents.

The application received approval in March 2026 with several conditions attached. Construction must commence within three years, and all exterior materials require council approval before work begins. Additional requirements include implementing sound insulation measures to protect residents from both street noise and ground floor retail activities.

This approval follows multiple previous attempts to develop the site more intensively. A 2017 application to create four flats was ultimately withdrawn, while other proposals seeking permission for up to thirteen flats were rejected by planning authorities.

The applicant emphasizes that all residential units substantially exceed the minimum space requirements outlined in the London Plan. This commitment to quality living spaces represents a significant improvement over previous development proposals for the site.

The development represents a balanced approach to urban regeneration, preserving an established local business while adding much-needed housing in a sustainable, well-connected location.
