Southwark's First Modular Homes Offer Homeless Residents a Path to Independence
Southwark Council has officially launched the borough's inaugural self-contained modular homes in Bermondsey, marking a significant step in addressing homelessness and rough sleeping. The eight SoloHaus units, situated on Leroy Street, represent a pioneering initiative designed to assist individuals in regaining stability and moving towards independent living.
A Stepping Stone to Permanent Housing
These innovative homes serve as a transitional solution for people who have experienced homelessness and are now prepared to manage their own tenancies. Each single-bedroom unit is fully furnished, featuring a living space, fitted kitchen, modern bathroom, and integrated amenities such as low-energy white goods, broadband, and TV cabling. Constructed by The Hill Group on previously vacant council land that once housed garages, the homes were gifted to the council and built within eight to ten weeks each.
Collaborative Design and Supportive Framework
The development was carefully crafted in consultation with homelessness charities and organisations, ensuring the homes meet the specific needs of residents. Councillor Helen Dennis, Cabinet Member for New Homes and Sustainable Development at Southwark Council, emphasised the project's role in enabling individuals to transition from shared living situations to having their own space. "This is the first step that allows people to move out of that kind of shared environment and have a place of their own, helping them get their lives back on track and sustain a tenancy before moving to more permanent accommodation," she explained.
Expansion of the Housing First Programme
This initiative expands Southwark Council's Housing First programme, launched in 2017, which has successfully supported 70 residents in securing longer-term homes. The programme is recognised for its evidence-based approach to ending homelessness and has garnered calls for wider implementation across England. Funding for the project includes £224,889 in capital grant funding from the Mayor of London, supplemented by £960,000 for resident support at the Bermondsey site and two other locations, sourced from the Single Homeless Accommodation Programme.
Future Plans and Community Impact
Councillor Dennis revealed that the council is exploring additional sites across the borough for similar modular home developments, with plans already underway for another six units. Andy Hill OBE, Founder and Group Chief Executive of The Hill Group, highlighted the collaborative effort behind the project, stating, "The delivery of these homes demonstrates the power of partnerships, and I hope they offer residents a safe and supportive environment to rebuild their lives with confidence." This initiative not only provides immediate housing but also fosters long-term resilience among vulnerable populations in South London.
