With a growing family, Ian and Andrea recognised the need for a larger home. They made the significant decision to leave their first property in Leicester and relocate to Wales, settling in a charming village on the edge of Snowdonia National Park. In 2018, they purchased a five-bedroom house for £302,000, a move facilitated by their accumulated equity from previous property ventures.

Substantial Deposit and Financial Details

Having owned several properties before, the Clewetts had built up considerable equity, allowing them to place a hefty £200,000 deposit on their new home. This substantial down payment significantly influenced their mortgage terms. They secured a 10-year fixed-rate mortgage at 2.75%, with monthly repayments of £720. The family actively overpays by around £200 each month to reduce the loan faster.

Their current monthly outgoings include council tax at £360 and electricity costs of £180. Andrea estimates the property's value has risen to approximately £550,000 today, reflecting high demand and limited availability in the area.

Finding Their Dream Home

The search for their Snowdonia home was not quick; it took three years to find the right property. Initially, the house did not stand out on listings like Rightmove, appearing dated and located on the "other side of the valley," which affected school catchments and social connections. However, upon viewing, it immediately felt right. "It was such a wildcard," Andrea recalls, noting it wasn't the old character property they envisioned but offered practicality, space, and stunning valley views.

Making It a Home

The Clewetts have embraced the natural surroundings, incorporating outdoor elements into their interior design. They favour natural materials, bold colours, and simplicity, with the kitchen becoming their favourite room after a complete redesign. Future plans include modernising the downstairs toilet and utility area, and adding an outdoor room for enjoying the view under the stars.

Challenges and Advice

Living near woodland means dealing with leaves, requiring regular gutter cleaning and sweeping. Reflecting on their journey, Andrea advises prospective buyers to be open-minded. "Things don't have to be perfect! There's always a compromise when buying a house," she says, emphasising that the final choice often differs from initial expectations.

Background and Future Plans

Married for 22 years with three children and a springer spaniel, Ian works as a freelance graphic designer, and together they run Showerscape, an online business selling bespoke shower panels. While they are content in their large home, they acknowledge that they may consider downsizing in the future when the space is no longer needed.
