According to Rightmove's data, the UK average asking price in May 2026 was £378,000. In North Lanarkshire, the average price is slightly lower at £376,052, still enough for a five-bedroom detached home. County Durham offers a five-bedroom semi-detached for £367,424, and Nottingham provides a similar property for £370,786. Charnwood in the East Midlands also delivers a five-bedroom semi-detached for £377,605.
At the other end of the spectrum, London boroughs including Lambeth, Hackney, Southwark, Camden, Wandsworth, Islington, and Hammersmith and Fulham all see £378,000 buying only a studio flat. In Richmond-upon-Thames and Haringey, the same budget stretches slightly to a one-bedroom flat.

Colleen Babcock, Rightmove's property expert, said: 'Buyers are weighing up value more carefully in the current market, and this analysis shows just how much variation there can be in what the same budget buys in different parts of Britain. With the number of homes for sale at historically high levels for this time of year, homes that feel well-priced for their size, location and condition are more likely to stand out. Affordability remains a key driver of buyer behaviour, and many movers are taking the time to compare what they can get for their budget before making a decision.'

Londoners look to Hertfordshire
Baldock, a market town around 40 miles north of London, offers more affordable house prices while remaining within commuting distance. Recent data from Mortgage Lane indicates the approximate salary needed to get on the property ladder in London is £94,200, the highest of any UK city.
